Client: Cedar Basin Ranch, Sevier County

Challenge: The owners of Cedar Basin Ranch were preparing to sell 160 acres of pastureland. Their original appraiser valued the property at $450,000, but Utah Land Co. discovered that water rights associated with the parcel hadn’t been factored into that valuation.
Our Approach: Robbie reviewed historical records and verified active surface water rights tied to the property. We also clarified access easements and created a buyer-ready packet detailing the irrigation infrastructure, annual allocations, and transferability.
The marketing materials clearly showcased not just the land, but the long-term water security, which is a premium in Central Utah’s agricultural market.
