Client: The Jensen Family, Spanish Fork, Utah

Challenge:The Jensen family owned 42 acres of farmland that had been in their family for three generations. The property was zoned agricultural, but development pressure in the area was increasing. They wanted to explore selling but didn’t know how to value it or position it for potential developers.
Our Approach:Utah Land Co. conducted a zoning and utility assessment to determine nearby development timelines. Robbie identified that the property bordered a future mixed-use corridor and worked with city planning staff to outline a clear rezoning path from agricultural to residential.
We then created a positioning plan and marketing package highlighting its development-ready potential, including water access verification and parcel data visualizations.
Result:The family sold the property to a regional homebuilder for 32% above the average agricultural land price for that zone — while retaining mineral rights on a small portion. The sale allowed them to preserve family capital and reinvest through a 1031 exchange into income-producing property.
