Client: Mary and Paul Reynolds, Tooele County

Challenge: Mary and Paul owned a 200-acre parcel west of Tooele. They were considering selling the entire tract to a developer but were unsure about timing, taxes, and the right structure to get the most value.
Our Approach: Utah Land Co. advised a phased sales strategy. We subdivided the property into three marketable parcels based on infrastructure readiness, created a timeline aligned with regional growth, and introduced them to a 1031 exchange specialist to plan reinvestments.
We also developed an interactive parcel map and coordinated with the county recorder to ensure clean lot splits before listing.
Result: The first two phases sold within eight months, generating a combined 18% higher return than the single-sale offers originally received. The final portion remains held for long-term appreciation, giving the Reynolds both liquidity and future upside.
